Application Process

Once you have selected the home you want, it is necessary to apply to lease it. Applications may be picked up at the office, faxed to you or filled out from this website.

No one under 18 can apply as a party to a residential leasing agreement. To be considered, an application must be complete and have original signature. Signatures on faxed/emailed copies are accepted. Our office is open Monday through Friday 9:30 a.m. to 4:00 p.m.

There is a non-refundable application fee of $75 per married couple and $50 per individual applicants. Anyone age 18 and over that will be living in the property is required to fill out an application and pay fee. The fee is to cover our screening and processing cost. Most applications can be processed within 24 – 48 hours. Applications received in our office over the weekend or holidays will be processed within 48 hours of the first business day back. Online applications may take longer to process.

The screening process includes:

-rental history including previous landlord references. Please note all initial filing for eviction history on application if settled or disposed.

-credit report

-public records

-income and/or employment verification

If the applicant is a homeowner and does not have a prior landlord, a realtor or property manager reference is usually sufficient.

An applicant’s income should be at least three times the rental amount. As part of the screening process we verify employment references and salary. For self-employed and non-employment income we verify sources and amounts. Examples of verification of non-employee income are: tax returns, bank and business references, government documents.

If approved, applicants with recent bankruptcies and/or credit problems may be required to make advance rent payments. Please discuss any questions or concerns over credit and/or background requirements with one of our property managers before submitting the application.

Pets are accepted or rejected based on the homeowner’s discretion. A non-refundable pet deposit of $250 must be paid. Appropriate pet references may be required. Prior landlords and/or realtors are examples of appropriate pet references. As an option, pet rent may be considered in lieu of a deposit.

Once the application is accepted, the applicant must execute a residential leasing agreement with our property manager within five days. This can be done in the office. If the application is accepted and the security deposit paid, but the applicant(s) does not enter into a residential leasing agreement, the application fee and security deposit would be forfeited and the property placed back on the rental market.
